Senior Property Manager
Experience: Minimum 5 years in commercial property management
Education: Bachelor’s degree required, professional certifications
(e.g. CPM, FMA, RPA) a plus
Duties:
Aside from leading a team of facility personnel, the position requires daily, hands-on management of the operations of the building along with the following:
• Financial reporting
• Contract negotiation with vendors
• Tenant relationships
• Leasing administration
• Budget preparation
• Construction management
• Security
• Maintenance
Responsibilities:
Below is a broad list of responsibilities that are not inclusive of the job requirements.
- Preparation and review of monthly and quarterly financial reports, annual budget, and year-end reconciliations. Must have experience with accrual accounting and cash forecasting.
- Competitively bid and prepare all service contracts and ensure compliance.
- Understanding of office tenant leases and clauses affecting the operation of the building.
- Ensure compliance with owner’s objectives concerning operating efficiencies of the asset.
- Knowledge of construction in order to assist in overseeing building improvement and tenant improvement projects.
- Regularly inspect tenant spaces and common areas to ensure high level of maintenance.
- Responsible for ensuring that tenants and vendors are in compliance with all insurance requirements and assist with any claims.
- Familiar with management contracts and all requirements therein.
- Hiring and training of building personnel along with annual performance reviews.
- Maintain strong relations with all tenants and vendors.
